Our private lending and joint venture division offers financing options for residential and commercial borrowers who are unable to obtain financing under normal conventional guidelines, or need quick closings. Our funding normally take place within one week of obtaining the necessary documentation.

Residential loans 65% LTV
Commercial loans 65% LTV
Vacant land loans 50% LTV
(LTV may be increased on a case by case basis.)

Interest rates range from 12 to 14% with four to eight points
Loan amounts from 50K and up
